Site Classifications are an assessment of
- the reactivity of the soil (it's potential to shrink/swell) and
- it's bearing capacity (how much load it can support)
for the design of footings under AS2870 (Residential Slabs and Footings).
They also consider influence of trees, buried services, salinity and groundwater.
They can also be tailored for specific design requirements such as friction piles or retaining walls.
BAL and Wind Rating are also included with our site classifications, at no additional cost.
Yes, this report is also commonly referred to as a 'soil report, 'soil test' or 'foundation report'.
Fell free to email us if you are unsure of what you require.
Soils are broadly classified based on their reactivity; Class A, S, M, H1, H2, E and P.
Class P, or Problematic, means standard (cookie cutter) designs are insufficent, and a structural engineer must certify the slab/footings suit.
Nearby trees, buried services, excessive filling or slopes are examples of Class P sites.
Some Class P sites require dozens of piers, and significant more steel and concrete; often costing tens of thousands, while some require 350mm excavation instead of 300mm… negligible cost and effort.
Good Geotech and/or structural engineer recommendations are very important on these sites, and some flexibility on your preferred design to suit the site you have can save you a lot of money.
- Free BAL Assessment
- Free Wind Rating
- Competitve Rates
- Quantified solutions for 'Problematic Sites', 'Abnormal Moisture' or 'Extreme' sites.
- Report is completed by a qualified Engineering Technologist and Structural Engineer
In addition to the main ute mounted drill rig we have power augers (post hole diggers), manual augers, microbores and core samplers to reach difficult areas.
However, given clearing and earthworks alter the conditions; we always recommend the soil report is done after access is provided.
Free Method 1 Bushfire Attack Level (BAL) with all soil reports.
BAL construction standard is a requirement for lots within Bushfire Prone Areas.
Please note it’s our policy to require a Bushfire Management Statement (BMS) if a Bushfire Management Overlay covers any part of the allotment; even if the building envelope is outside the overlay.
This policy is in the interest of the safety of the occupants, and commonly results in only requiring minimum firefighting capability as well as access and egress in the event of a fire.
